Terms & Conditions

Terms and conditions of your stay at Ōhope Beach TOP 10 Holiday Park.
Please read carefully before your stay to maximise the enjoyment of your holiday.

All rates are GST (15%) inclusive and are in New Zealand dollars ($NZD). We accept payments by internet banking, Visa and MasterCard. A 2% fee will be added to all bookings paid via credit card.

Reservations are a contract between Vickian Holding Company Ltd, T/a Ōhope Beach TOP 10 Holiday Park and the person named on the reservation. Bookings are not transferable to any other person. This means that the person named on the reservation must occupy the camping site or room for the duration of the contract and is responsible for all occupants and visitors of that camping site or room.

Management reserves the right to alter booking terms and conditions and park rules from time to time without prior approval.

High Season

16th December to after Waitangi Weekend, Easter & Labour Weekend

Reception is open daily 8:00 am - 8:00 pm

Christmas Day: open for limited hours, please enquire with reception. 

Minimum charges

Roofed Accommodation:
All roofed accommodation command a 4 person minimum tariff per night plus additional charges for extra persons.

Sites:

High Season Bookings 2022 - Feb 2023:
Powered sites command a minimum tariff of $103.00 plus additional charges for extra persons.
Non-powered sites command a minimum tariff of $94.00 plus additional charges for extra persons.

High Season Bookings 2023 - Feb 2024:
Powered sites command a minimum tariff of $111.00 plus additional charges for extra persons.
Non-powered sites command a minimum tariff of $102.00 plus additional charges for extra persons.

Deposits

A deposit is required to secure each reservation. Reservations are not guaranteed without a deposit.

High Season Bookings 2023/2024:
$100 per site non-refundable/transferrable booking fee is due at the time of booking for all bookings. Value of 1st night stay deposit is due when booking is made for roofed accommodation (includes the $100 non-refundable/transferrable booking fee).

1st of July: $200 additional deposit is due for sites, 50% of balance is due for roofed accommodation. 

1st of December: The remainder of the balance is due for all bookings, at this point is non-refundable/transferrable on all bookings.

Easter Weekend 2024:
$100 non-refundable/transferrable booking fee is due at the time of booking for all bookings.

1st of February: $200 additional deposit is due for sites, 50% of balance is due for roofed accommodation.

1st of March: The remainder of the balance is due for all bookings, at this point is non-refundable/transferrable on all bookings.

Labour Weekend 2024:
$100 non-refundable/transferrable booking fee is due at the time of booking for all bookings.

2nd of August: $200 additional deposit is due for sites, 50% of balance is due for roofed accommodation.

1st of October: The remainder of the balance is due for all bookings, at this point is non-refundable/transferrable on all bookings.

Cancellations

All cancellations/alterations must be in writing. A cancellation fee applies to all bookings.

Please note, alterations include reduction and changes in nights and changes in guests. These fall under the same rules as cancellations.

There will be no refund for early departure or late arrival. This includes conditions due to natural causes i.e. weather. This also applies to guests who are asked to leave the park because of their behaviour. Guests are liable for the full amount of stay as booked.

Management reserves the right to cancel any booking reduced below the minimum stay requirements with full cancellation penalties applying.

High Season Bookings 2023/2024:
Before the 30th of September: cancellations/alterations must be made prior to 30th of September 2023 to receive a refund, less a $100.00 cancellation fee for sites and 25% cancellation fee + loss of $100 deposit for roofed accommodation.

After 30th September: Any cancellations after the 30th September 2023 will result in a loss of deposits requested.

Any reductions in stay length after this point will incur a $117.00 charge per night, per site/unit up until the 1st of December where the non-refundable balance is due.

Where any reduction in guest numbers is below the minimum nightly charge the minimum nightly fee applies.

After 1st of December: Once full payment is made on 1st of December, there will be no refund for any cancellations or reduction in dates or number of people.

High Season Bookings 2024/2025:
Before the 30th of September: cancellations/alterations must be made prior to 30th of September 2024 to receive a refund, less a $100.00 cancellation fee for sites and 25% cancellation fee + loss of $100 deposit for roofed accommodation.

After 30th September: Any cancellations after the 30th September 2024 will result in a loss of deposits requested.

Easter & Labour Weekend 2024:
All Easter bookings will be subject to a $100 non-refundable deposit due upon booking creation. A second $200 non-refundable deposit is due for sites, 50% of balance is due for roofed accommodation. The final Balance payment of the booking must be made 2024 the first day of the month staying, which at this point will be non-refundable/ transferrable.

Labour Weekend 2024:
$100 non-refundable/transferrable booking fee is due at the time of booking for all bookings.

2nd of August: $200 additional deposit is due for sites, 50% of balance is due for roofed accommodation.

1st of October: The remainder of the balance is due for all bookings, at this point is non-refundable/transferrable on all bookings.

Rebooking

If guests wish to rebook for the following year, then a deposit must be paid before departure to secure the booking. To be eligible to roll over your booking, the site must not be subject to a "Gap year" or marked for future development. It is the guests responsibility to ensure that your site is rolled over. Gap years must be rebooked at time of rollover.

High Season 2024/2025:
Bookings may be rolled over for the same date and accommodation type for the following year. Roll over bookings must be made prior to departure and extensions or changes to rollover booking dates will be available from 12pm on the 8th of April 2024 by email only on a first come first served basis subject to availability.
New summer bookings will be available from 12pm on the 1st of May by email only.

High Season 2025/2026:
Bookings may be rolled over for the same date and accommodation type for the following year. Roll over bookings must be made prior to departure and extensions or changes to rollover booking dates will be available from 12pm on the 8th of April 2025 by email only on a first come first served basis subject to availability.
New summer bookings will be available from 12pm on the 1st of May by email only.

Easter & Labour Weekend Bookings:
Bookings may be rolled over for the same weekdays and accommodation type for the following years Easter/Labour Weekend period (Or shorter if it meets the minimum stay restrictions). Roll over bookings must be made prior to departure and extensions to rollover booking dates will be available from the 30th of April (Easter) and 10th of November (Labour Weekend). New bookings will be available from 1st June (Easter) and 1st December (Labour Weekend)

Minimum Stay

Minimum stay periods apply to weekends, public holidays and high season.

High Season
All bookings for high season require a minimum of 7 nights. If your stay is under 7 nights, we cannot guarantee a 'specific' site/unit, particularly over the high season. Should we have to move you, we will endeavour to contact you.

Long Weekends
Over Easter we require a 4-night minimum in all roofed accommodation and a 3-night minimum on sites. All other public holidays: we require a 3-night minimum stay in all our roofed accommodation.

Groups
High Season Cancellation and Deposit Requests are applied to group bookings over High Season.

Pet Policy

Pets/Animals are NOT permitted into the Park during high seasons.

Shoulder Season

After Waitangi Weekend to 1st May (excluding Easter), 1st October to 16th December (excluding Labour Weekend).

Service dogs are welcome in our park, please talk to Reception for more information.

Group Bookings

We reserve the right to charge a bond to all groups, refundable after departure if all rules are adhered to.

Reservations are a contract between Ōhope Beach TOP 10 Holiday Park and the person named on the reservation and is not transferable to any other person. This means that the named person must occupy the roofed accommodation/site booked for the duration of the contract and is ultimately responsible for all occupants and visitors.

For group bookings this means one person is ultimately responsible/liable for groups behaviour and damage. Amendments to confirmed group bookings may incur a $30.00 admin fee, per change. 

Group Cancellations
Deposits will be refunded 90 days prior to arrival minus a $60 cancellation fee per unit/ site.
50% is refundable between 90-60 days prior to arrival, anything less than 60 days prior to arrival, no refund can be given.
We also have a no refund policy once checked in.
Group bookings are considered to be two or more units/sites booked together

General Terms & Conditions

Check In and Check Out Times

Check-In Time: from 3:00 pm for roofed accommodation and 1:00 pm for camping sites. Please advise if arriving later than 7:00 pm so arrangements can be made for a late check-in. You may call on 0800 264 673 or email enquiries@ohopebeach.co.nz

Check-Out Time: no later than 10:00 am for both sites and roofed accommodation on the day of departure unless by prior arrangement.

Cancellations

There will be no refund for early departure or late arrival. This includes conditions due to natural causes i.e. weather. This also applies to guests who are asked to leave the park because of their behaviour. Guests are liable for the full amount of stay as booked.

Management reserves the right to cancel a reservation if the alteration reduces the reservation to below minimum stay requirements and cancellation penalties will apply.

Confirmation Letters 

These are generated once deposit has been paid and either given/sent at time of booking or re-booking. Please check them carefully and notify us of any changes or all details will be taken as correct.

Tariff/Prices 

Our tariffs are reviewed annually for the new season. Please be aware prices may change when booking in advance from one season to the next. Prices are subject to change without prior notification.   

Visitors 

Visitors are welcome to the park but must leave their vehicles on Harbour Road. All visitors are at the sole discretion of the management.

Visitors will incur a $15 charge per person or a charge of $35 per family (2 Adults and 2 Children). Additional members to a family party will be charged at $15 per person.

All visitors are the site holder’s responsibility and must leave the park by 10:00pm.

Visitors are required to wear an armband when onsite. Please do not be offended if visitors who do not register at the reception are asked to leave the park. This is for resident’s security and enjoyment of park facilities.

At busy times, visitors will not be able to use the swimming pool facilities.

Caravans/Campervans 

Require a current Electrical Warrant of Fitness displayed and comply with LPG Standard (As/NZS3100). Management reserve the right to disconnect any caravan/campervan that does not have a current electrical warrant of fitness.

Park Information and Rules 

Conduct

We reserve the right to charge a bond to all bookings, refundable after departure if all rules are adhered to.

Ōhope Beach TOP 10 Holiday Park does not accept abuse in any form aimed at our staff members and/or patrons. If you are found to be abusing our staff members or patrons, we reserve the right to have you immediately removed from the premises without any reimbursement or accommodation costs. Ōhope Beach TOP 10 Holiday Park accepts no responsibility for any additional accommodation charges incurred due to an eviction from our premises.

We are a family-based park and ask that you are thoughtful, to your fellow guests at all times. Complete quietness between the hours of 10:00 pm and before 7:00 am. The only exception is New Year's Eve, which is 12:30 am.

As a guide if you can be heard more than a site away you are too noisy. No music or radios after 10:00 pm. Management reserves the right to cancel tenancy at any time of any person or group, who in the opinion of the management, behave in an objectionable manner or contravene the Holiday Park rules. There will be no refund of fees paid. Loud swearing or bad language will not be tolerated.

Ōhope Beach TOP 10 Holiday Park reserves the right to refuse entry and/or request termination of booking without refund regarding disorderly conduct.

Antisocial Behaviour will not be tolerated at any time, day or night. Please be respectful to our other guests around you.

 

These are printed on the park map available at the office or can be viewed on our website. These must be complied with at all times or you may be asked to vacate the park.

Fireworks/BBQ's

Only Gas BBQ's are allowed in the park. Please make sure all BBQ's are safe for use and gas is turned off after use. Strictly no open wood or charcoal fires. Fireworks are not permitted in the Park.

Park Information and Rules

These are printed on the park map available at the office or can be viewed on our website. These must be complied with at all times or you may be asked to vacate the park.

Speed

Walking pace only for cars, bikes and scooters. Our roads are a 'Shared Zone' for all pedestrians, bikes and vehicles. WATCH out for Children please.

Gate Pin Code/Park Access

A gate pin code will be issued on arrival which is required to enter and exit the Park. It is important that children do not use the code and that you do not disclose your code to others.

Parking

Vehicles must be parked on your own site only, not on driveways or neighbouring sites unless previously arranged with management.

Smoking

We have a non-smoking policy in all our accommodation units, pool area and communal areas. When smoking please be considerate of others.

Damage

The person listed on the booking is responsible for any charges incurred due to any damage, breakages or soiling of park property.

Child Ages

Children must be supervised by a parent. Child ages are 2 - 14 years inclusive – where child rates are offered. On all accommodation infants under 2 years are free. 

Bike/Scooter/Skateboards Policy

Parents are responsible for children's safety and well-being.

Safety and consideration to other guests is critical when riding bikes, skateboards, or scooters. Helmets must be worn when riding bikes. As a safety measure, Bikes, skateboards, and scooters are not to be ridden in the park grounds once the park lights come on and must be away at nightfall (as soon as the security lights come on). They are not allowed around the communal blocks or on decks. Any found in these areas will be removed.

As a safety measure Children are not permitted to ride their bikes or scooters around the main entrance of the park.

Gang Insignia

Gang insignia including patches must not be worn or displayed in the park.

Ōhope Beach TOP 10 Holiday Park accepts Pets/Animals on designated sites after Waitangi Weekend – 16th December. Animals/Pets are NOT permitted in roofed accommodation – no exceptions.

Service dogs are welcome in our park, please talk to Reception for more information.

Seasons/Minimum Charges

Seaview Apartments command a 4 person minimum tariff per night plus additional charges for extra persons, all other roofed accommodation command a 2 person minimum tariff per night plus additional charges for extra persons.

Deposits

A deposit is required to secure each reservation. Reservations are not guaranteed without a deposit.

The Balance of the reservation is required in full on arrival.

Cancellations

All cancellations/alterations must be in writing. A cancellation fee applies to all bookings.

Please note, alterations include reduction and changes in nights and changes in guests fall under the same rules as cancellations. 

There will be no refund for early departure or late arrival. This includes conditions due to natural causes i.e. weather. This also applies to guests who are asked to leave the park because of their behaviour. Guests are liable for the full amount of stay as booked.

A 75% refund of the "deposit requested" will apply to cancellations made 14 days or more before the date of arrival. No refund will apply to cancellations made within 14 days of the date of arrival.

Management reserves the right to cancel a reservation if the alteration reduces the reservation to below minimum stay requirements and cancellation penalties will apply.

Promotional Booking

Promotional Bookings require full non-refundable/transferrable payment at time of the booking.

Group Bookings

We reserve the right to charge a bond to all groups, refundable after departure if all rules are adhered to.

Reservations are a contract between Ōhope Beach TOP 10 Holiday Park and the person named on the reservation and is not transferable to any other person. This means that the named person must occupy the roofed accommodation/site booked for the duration of the contract and is ultimately responsible for all occupants and visitors.

For group bookings this means one person is ultimately responsible/liable for groups behaviour and damage. Amendments to confirmed group bookings may incur a $30.00 admin fee, per change. 

Group Cancellations
Deposits will be refunded 90 days prior to arrival minus a $60 cancellation fee per unit/ site.
50% is refundable between 90-60 days prior to arrival, anything less than 60 days prior to arrival, no refund can be given.
We also have a no refund policy once checked in.
Group bookings are considered to be two or more units/sites booked together

General Terms & Conditions

Check In and Check Out Times

Check-In Time: from 3:00 pm for roofed accommodation and 1:00 pm for camping sites. Please advise if arriving later than 7:00 pm so arrangements can be made for a late check-in. You may call on 0800 264 673 or email enquiries@ohopebeach.co.nz

Check-Out Time: no later than 10:00 am for both sites and roofed accommodation on the day of departure unless by prior arrangement.

Confirmation Letters 

These are generated once deposit has been paid and either given/sent at time of booking or re-booking. Please check them carefully and notify us of any changes or all details will be taken as correct.

Tariff/Prices 

Our tariffs are reviewed annually for the new season. Please be aware prices may change when booking in advance from one season to the next. Prices are subject to change without prior notification.   

Visitors 

Visitors are welcome to the park but must leave their vehicles on Harbour Road. All visitors are at the sole discretion of the management.

Visitors will incur a $15 charge per person or a charge of $35 per family (2 Adults and 2 Children). Additional members to a family party will be charged at $15 per person.

All visitors are the site holder’s responsibility and must leave the park by 10:00pm.

Visitors are required to wear an armband when onsite. Please do not be offended if visitors who do not register at the reception are asked to leave the park. This is for resident’s security and enjoyment of park facilities.

At busy times, visitors will not be able to use the swimming pool facilities.

Caravans/Campervans 

Require a current Electrical Warrant of Fitness displayed and comply with LPG Standard (As/NZS3100). Management reserve the right to disconnect any caravan/campervan that does not have a current electrical warrant of fitness.

Park Information and Rules 

Conduct

We reserve the right to charge a bond to all bookings, refundable after departure if all rules are adhered to.

Ōhope Beach TOP 10 Holiday Park does not accept abuse in any form aimed at our staff members and/or patrons. If you are found to be abusing our staff members or patrons, we reserve the right to have you immediately removed from the premises without any reimbursement or accommodation costs. Ōhope Beach TOP 10 Holiday Park accepts no responsibility for any additional accommodation charges incurred due to an eviction from our premises.

We are a family-based park and ask that you are thoughtful, to your fellow guests at all times. Complete quietness between the hours of 10:00 pm and before 7:00 am. The only exception is New Year's Eve, which is 12:30 am.

As a guide if you can be heard more than a site away you are too noisy. No music or radios after 10:00 pm. Management reserves the right to cancel tenancy at any time of any person or group, who in the opinion of the management, behave in an objectionable manner or contravene the Holiday Park rules. There will be no refund of fees paid. Loud swearing or bad language will not be tolerated.

Ōhope Beach TOP 10 Holiday Park reserves the right to refuse entry and/or request termination of booking without refund regarding disorderly conduct.

Antisocial Behaviour will not be tolerated at any time, day or night. Please be respectful to our other guests around you.

Fireworks/BBQ's

Only Gas BBQ's are allowed in the park. Please make sure all BBQ's are safe for use and gas is turned off after use. Strictly no open wood or charcoal fires. Fireworks are not permitted in the Park.

Speed

Walking pace only for cars, bikes and scooters. Our roads are a 'Shared Zone' for all pedestrians, bikes and vehicles. WATCH out for Children please.

Gate Pin Code/Park Access

A gate pin code will be issued on arrival which is required to enter and exit the Park. It is important that children do not use the code and that you do not disclose your code to others.

Parking

Vehicles must be parked on your own site only, not on driveways or neighbouring sites unless previously arranged with management.

Smoking

We have a non-smoking policy in all our accommodation units, pool area and communal areas. When smoking please be considerate of others.

Damage

The person listed on the booking is responsible for any charges incurred due to any damage, breakages or soiling of park property.

Child Ages

Children must be supervised by a parent. Child ages are 2 - 14 years inclusive – where child rates are offered. On all accommodation infants under 2 years are free. 

Bike/Scooter/Skateboards Policy

Parents are responsible for children's safety and well-being.

Safety and consideration to other guests is critical when riding bikes, skateboards, or scooters. Helmets must be worn when riding bikes. As a safety measure, Bikes, skateboards, and scooters are not to be ridden in the park grounds once the park lights come on and must be away at nightfall (as soon as the security lights come on). They are not allowed around the communal blocks or on decks. Any found in these areas will be removed.

As a safety measure Children are not permitted to ride their bikes or scooters around the main entrance of the park.

Gang Insignia

Gang insignia including patches must not be worn or displayed in the park.
